AGC Realty Services will rent your home, townhouse, apartment, or condo. Choose from our four packages listed below and let us know which one is right for you. There is a $250.00 Marketing Fee to set up your home in the AGC Inventory for all plans. Select Plan - 50% First Month's Rent For 50% of the first full month's rent, AGC Realty Services will locate your next tenant. For example: AGC Realty Services brings you an approved applicant who moves into your home for $1,000.00 per month rent. You pay $500.00 to AGC Realty Services. With the Select Plan, you get all the features of the Value Plan, but the communication with the Prospects (including showing the home) becomes the responsibility of AGC Realty Services. We meet with the Prospect, demonstrate your rental home and collect the application and deposit(s)/fee(s)*. We will check their credit and provide you with an overview of the application and credit report - the decision to rent or not to rent rests solely with you. To participate in the Select Plan: 1. Submit your information (address of rental home, contact name, contact phone number(s), e-mail address(es), and a photo if you wish) to owners@agcrealtyservices.com. Our contact information will be advertised so you will not receive calls directly from prospects. We will send a Locator Agreement for you to review and sign. 2. Submit your signed Locator Agreement. Once we receive your signed Agreement, your home will appear on our website. 3. Once the tenant, brought to you by AGC Realty Services takes occupancy, you will be billed the 50% Locator Fee. With the Select Plan, you are free to advertise your rental home elsewhere and rent it yourself. If you rent it, yourself, you owe nothing to AGC Realty Services. AGC Realty Services only collects a fee if we find you a tenant. Featured Plan - 7% of Gross Lease For 7% of the Gross Lease, AGC Realty Services will locate your next tenant with the help of the Multiple Listing Service (MLS). For example: AGC Realty Services, with the help of a Cooperating Broker, brings you an approved applicant who moves into your home. The rent for the home is $1,000.00 per month for 12 months, which equals $12,000.00 gross. You would pay $840.00 to AGC Realty Services. In turn, AGC Realty Services will pay the Cooperating Broker who found and represented your home through the MLS. With the Featured Plan, you get all the benefits of the Select and Value Plans. The communication with the Prospects (including showing the home) is the responsibility of AGC Realty Services and a Cooperating Broker. We or the Cooperating Broker meet with the Prospect and demonstrate your rental home. AGC Realty Services still collects the application and deposit(s)/fee(s)*. AGC Realty Services will check credit and provide you with an overview of the application and credit report - the decision to rent or not to rent rests solely with you. 2. Submit your signed MLS Listing Agreement. Once we receive your signed Agreement, your home will appear on our website. In addition, your home will be placed in the Multiple Listing Service and, thereby, be made available to 16,000 Licensed Real Estate Professionals in Arizona. 3. Once the tenant, brought to you by AGC Realty Services and/or a Cooperating Broker takes occupancy, you will be billed the 7% Gross Lease Commission. With the Featured Plan, you are free to advertise your rental home elsewhere and rent it yourself. If you rent it, yourself, you owe nothing to AGC Realty Services or any Cooperating Broker. AGC Realty Services only collects a fee if we and/or a Cooperating Broker finds you a tenant. Premium Plan - Full Service Property Management The Premium Plan provides all of the benefits of the Featured Plan. However, the Premium Plan takes the Rental Home to the next step - Full Service Property Management for a nominal 10% Fee. For example: AGC Realty Services, with the help of a Cooperating Broker, brings you an approved applicant who moves into your home. The rent for the home is $1,000.00 per month for 12 months, which equals $12,000.00 gross. You would pay $840.00 to AGC Realty Services. In turn, AGC Realty Services will pay the Cooperating Broker who found and represented your home through the MLS. Finally you would pay a nominal 10% ($100.00) property management fee per month to AGC Realty Services. Premium Plan - AGC Realty Services will:
To participate in the Premium Plan: 1. Submit your information (address of rental home, contact name, contact phone number(s), e-mail address(es), a photo if you wish) to owners@agcrealtyservices.com. Our contact information will be advertised so you will not receive calls directly from prospects or Cooperating Brokers. We will send an MLS Listing Agreement and Property Management Agreement for you to review and sign. 2. Submit your signed MLS Listing Agreement and signed Property Management Agreement. Once we receive your signed Agreements, your home will appear on our website. In addition, your home will be placed in the Multiple Listing Service and, thereby, be made available to 16,000 Licensed Real Estate Professionals in Arizona. This Premium Plan is best suited for Out-of-State Owners and/or those Owners who are not able to devote the hours needed to manage their rental homes. * With regard to application and deposit(s)/fee(s), AGC Realty Services will retain 100% of application fees regardless of application acceptance. Deposits and other fees (Cleaning, Pet, etc.) will be retained by Owner under the Select and Featured Plans. However, deposits and fees will be retained by AGC Realty Services under the Premium Plan. Arizona State Law - Landlord Tenant Act provides for the Security Deposit to be 100% refundable and to be refunded within 14 days. Failure to do so could result in a fine of 2.5 times the wrongful amount withheld.
